Dental practice. Full fit-out

1,900 sq ft, six surgeries. Strip-out to shell, new partitions, specialist drainage and compressed air, decoration and joinery. Practice stayed open throughout on a reduced surgery count. 14 weeks. Zero trading days lost.

Office refurbishment. Three floors

Washrooms, stair core and reception, phased one floor at a time so two floors were always in use. Evening works for anything above 70 dB. 9 weeks. Tenant remained in occupation.

Retail unit. Shopfront replacement

New aluminium shopfront and entrance, structural opening formed overnight with a temporary hoarding in place before trading. Two overnight shifts. Shop opened on time both mornings.

Service yard. Groundworks

Resurfacing, drainage and new access ramp for a distribution unit taking deliveries six days a week. Worked in three bays so loading never stopped. 5 weeks.

Veterinary clinic. Extension

Single-storey rear extension with isolation ward and new plant, tied into a live building with animals on site. Noise-restricted hours agreed with the practice. 16 weeks.

Standing small works. Property portfolio

41 reactive jobs across 12 buildings in twelve months, from door closers to a failed flat roof. Median response 31 hours. One rate card, no re-tendering.
