Washrooms, frontages, roofs and stair cores in buildings that keep trading. Programmed floor by floor or unit by unit so the occupier is never fully out.
Alterations, make-good, door and ironmongery replacement, minor structural repair. On a standing rate, so there is no re-tender for every small job.
Car parks, service yards, drainage runs, kerbing and access ramps. Coordinated with the highways and utilities interfaces rather than around them.
Fire-stopping records, O&M manuals, as-built drawings and warranty packs handed over indexed, not emailed in pieces six weeks later.
Buildability and budget input before the design is fixed, including where a specification is costing you more than it is worth.
Where a job falls outside this, we will say so at the walk-round rather than at tender.

That is most of what we do. The program is built around your hours first and the build sequence second, which usually means evening and weekend phases, temporary partitions and a dust and noise plan agreed before anyone starts.
One site manager for the whole project, named at the point of quote, reachable on a direct number. Eleven trades are directly employed; where we do subcontract we tell you who and why.
Priced and signed before the work happens, not at the end. If something is discovered behind a wall, you get a cost and a program impact in writing before we proceed.
Preliminaries, welfare, waste, making good and the documentation pack. We would rather show a bigger number that holds than a smaller one that does not.
Nobody. It is a fictional contractor built to demonstrate what a construction firm's site looks like on the Accelimate platform. The inquiry form is live and captures real submissions, but there is no office behind it.
